If you’re searching for new construction homes in Jonesboro, Georgia, Walden Park is a community worth adding to your home search.
I recently visited this growing master-planned community, and one of the things that immediately stood out is the variety of housing options. Buyers aren’t limited to one type of home. Walden Park features both new construction townhomes and single-family homes, creating options for buyers with different lifestyles, space needs, and budgets.
Located off Tara Boulevard, just south of Highway 54, Walden Park combines new construction with planned neighborhood amenities and convenient access to the surrounding Jonesboro and South Atlanta area.
A Master-Planned Community in Jonesboro
Walden Park is being developed as more than a collection of new houses. The vision is a walkable, master-planned community consisting of multiple residential enclaves, recreation areas, trails, parks and commercial outparcels.
Planned community amenities include:
- Multiple swimming pools and cabanas
- Nature trails
- Dog parks
- Playgrounds
- A scenic lake
- Parks and recreation areas
For buyers who want new construction but also want a neighborhood designed around outdoor spaces and community amenities, Walden Park offers an interesting alternative to smaller subdivisions.
New Construction Townhomes at The Collection at Walden Park
One option within the community is The Collection at Walden Park, featuring new construction townhomes.
Buyers can choose from popular three- and four-bedroom floor plans, including the Astin and Edmund plans.
Depending on the home and floor plan, features can include smart-home technology, one- or two-car garages, open living spaces, large bedrooms, vaulted ceilings, walk-in closets and plenty of natural light.
The kitchens offer many of the finishes today’s buyers look for in new construction, including granite countertops, stainless-steel appliances and 42-inch cabinets with crown molding.
How Much Are the Townhomes at Walden Park?
At the time of my visit, townhome pricing included:
1-car garage interior townhomes starting at $266,990
2-car garage townhomes starting at $291,990
There were also special opportunities available on select inventory.
Lots 61 and 66 were one-car garage end-unit townhomes priced at $278,990, with a 6% builder credit being offered on those particular homes.
Other available incentives included up to $10,000 in builder incentives plus a 2% preferred lender credit, subject to the builder’s and lender’s qualifications and terms.
These incentives can be especially important for buyers because, depending on the program and restrictions, builder or lender credits may potentially be used toward eligible closing costs or financing strategies such as an interest-rate buydown.
Single-Family Homes at Walden Park
Walden Park isn’t just for townhome buyers.
The community also offers new construction single-family homes, which may appeal to buyers who want a detached home while still enjoying the advantages of living within a planned community.
During my visit, two Brixton homes were being offered at:
Lot 174 – Brixton: $318,990
Lot 130 – Brixton: $339,990
That means buyers searching for a new construction single-family home in Jonesboro may have options starting in the low $300,000s.
Pricing and inventory can move quickly with new construction, so these particular homes may not remain available at these prices.
Townhome or Single-Family Home: Which Is Right for You?
Having both housing styles in the same larger community gives buyers more flexibility.
A townhome could make sense if you want a lower starting price, modern living space and less exterior maintenance.
A single-family home may be more attractive if your priority is having a detached residence, additional privacy or a more traditional homeownership experience.
The right choice isn’t simply about which home costs less. Your monthly payment, HOA fees, maintenance responsibilities, financing, insurance and long-term plans should all be part of the decision.
That’s why I encourage buyers to look at the total cost of homeownership, not just the advertised sales price.
Is Walden Park a Good Option for First-Time Homebuyers?
It could be.
With townhomes starting in the $200,000s and select single-family homes in the low $300,000s at the time of my visit, Walden Park provides several price points for buyers considering new construction.
Builder incentives may also make new construction more competitive with resale homes than buyers initially realize.
However, affordability depends on much more than the home’s price. Your income, credit, debt-to-income ratio, down payment, interest rate, taxes, insurance and HOA expenses can all affect what you can comfortably afford.
Before deciding that a home is—or isn’t—within your budget, talk with a lender and understand your actual numbers.
Why You Should Bring Your Own REALTOR® When Buying New Construction
This is one of the most important things I want buyers to understand:
You can have your own real estate agent when purchasing a new construction home.
The friendly sales representative you meet at the model home works for the builder.
Your real estate agent represents your interests.
Having your own REALTOR® can provide another set of eyes as you evaluate the contract, incentives, financing options, upgrades, inspections, deadlines and other parts of the new-construction process.
And don’t wait until you’ve already visited several times or decided which home you want.

Location: Living in Jonesboro, Georgia
Walden Park is located off Tara Boulevard, south of Highway 54 in Jonesboro.
The location puts homeowners within the South Atlanta area while keeping them near local destinations such as the Newman Wetlands Center and within driving distance of Atlanta Motor Speedway.
For buyers who don’t necessarily need to live in the heart of Atlanta, exploring communities farther south can open the door to newer homes and different price points.
